Fund ManagementLtd is the property adviser for
a series of property funds launched in 2005 and suitable for
investing in by SIPP or SSAS pension funds.
The funds are Unauthorised Property Unit Trusts as opposed to OEICs (Open
Ended Investment Companies) and many of these
funds may
also be invested in by private equity certified
sophisticated investors via a limited
partnership structure.
Of great interest to many investors are the residential property pension
funds that are available and advised on by Assetz. These funds are
tax exempt for investment income and capital gains purposes for SIPP and
SSAS investors.
These funds must be advised as being suitable for your investment
purposes by an FSA regulated adviser as Assetz Fund Management Limited cannot

The Funds
The following proposed funds are planned for release, or
actually released, by the regulated fund operator. Beneath
each type of fund listed below, there is a synopsis of the investment approach
proposed
to
be taken by Assetz Fund Management Limited, the property adviser :
UK Commercial Property
UK Commercial Income
Investing in UK tenanted, off-plan and un-tenanted commercial property (with a view to tenanting) as applicable. This fund will hold the property for the medium to long term and aim to deliver rental income to the investors in around 10 years by accelerated repayment of the initial lending on the property. Initial gearing will be used in the range of 50-85% as applicable in order to maximise returns per pound invested and deliver income in the medium term. Targeting annual income of 20%+ of original funds invested or better, at the point of income generation in around 10 years. This fund will use the Assetz GenAcc® investment system. Medium Risk fund.
UK Commercial Long Term Capital Growth
Investing in UK tenanted, off-plan and un-tenanted commercial property (with
a view to tenanting) as applicable. This fund will hold the property for
the long term and aim to deliver capital growth and an increase in equity
through rental yields paying down debt and property price increases, combined
with selected disposals. Moderate to high gearing will be used in the range
of 50-85% as applicable. Targeting equity growth of 10%+ pa. Medium
Risk fund.
UK Commercial Short Term Capital Growth - NOW LAUNCHED
Investing in UK off-plan and other un-tenanted commercial property with
a view to tenanting and seeking an increase in capital value before selling
on. Additionally this trading fund will offer developer funding on a joint
venture basis using a part of the equity in the fund. Targeting 15-25%+
equity growth per annum. This will be a 5 year closed fund. Higher
Risk fund.
UK Residential Property
UK Residential Income
Investing in UK residential property with managed rentals on long lets
and seeking income plus capital gains. This fund will hold the property for the medium to long term and aim to deliver rental income to the investors in around 10 years by accelerated repayment of the initial lending on the property. Gearing will be used in the range of 60-85% as applicable in order to maximise potential equity growth. Targeting annual income of 15%+ of original funds invested or better, at the point of income generation in around 10 years. This fund will use the Assetz GenAcc® investment system. This will be a 5 year closed fund. Medium Risk fund.
UK Residential Short Term Capital Growth - NOW
LAUNCHED
Investing in UK residential property with substantial developer discounts
and often in regeneration zones for additional capital uplift potential.
This fund will hold the property for the medium term until the fund is closed
and the proceeds returned to the investors. Gearing will be used in the range
of 60-85% as applicable in order to maximise potential equity growth. This
will be a 5 year closed fund and is targeting equity growth of 15-30%+ pa. Medium
Risk fund.
UK Residential Development Funding - FIRST
FUND NOW LAUNCHED
First Fund - The Mill, Ipswich - Developer Funding Fund. Investing in UK
residential development opportunities on a joint venture basis with the
developer.
The
fund will
carry the benefit
of
first
rights
to profits on the development securing the assets of the fund before the
rights of the developer. Targeting 17-20%+ growth per annum. Higher
Risk fund.
Overseas Property
Western European Residential Long Term Capital Growth -
FIRST FUND NOW LAUNCHED (Cyprus)
Investing in Western European residential property including Germany and
seeking income plus capital gains. This fund will hold the property for the
long
term and
aim to deliver capital growth and an increase in equity through rental yields
and capital growth. Moderate to high gearing will be used in the range of
50-85% as applicable. Long term rental contracts will be used for minimum
voids. 20%+ return on capital is sought on a long term basis. Medium
Risk fund.
Eastern European Residential Development and Land Banking
Investing in Eastern Europe land (regulated and unregulated for approval for planning) and also offering developer funding on a joint venture basis. Targeting 30-50% growth per annum. Higher Risk fund.
Overseas Commercial Income
Investing in overseas tenanted, off-plan and un-tenanted commercial property (with a view to tenanting) as applicable. This fund will hold the property for the medium to long term and aim to deliver rental income to the investors in around 10 years by accelerated repayment of the initial lending on the property. Initial gearing will be used in the range of 50-85% as applicable in order to maximise returns per pound invested and deliver income in the medium term. Targeting annual income of 25%+ of original funds invested or better, at the point of income generation in around 10 years. This fund will use the Assetz GenAcc® investment system. Medium Risk fund.
